Take a step off the beaten catwalk of Chapel Street and you’ll soon find the venue that the locals of Prahran go to. Carpe Diem is a bar on Commercial Road that offers patrons a simple proposition. Three separate lounges, all serviced with their own bars, including an open air bar at the rear of venue. Big screens show live sport and on weekends there’s a mix of live acoustic music and DJs.
Heading in past the footpath trading for twelve the main bar is on the right with simple kitchen equipment at the rear of it. Walking down through the venue is where a kitchen used to be but is now converted to an office and storage space. Past the downstairs toilets and you head out in to the spacious courtyard dominated with the palm tree in the middle. This area is heated and has a retractable roof, so that it can be enjoyed any time of year. Upstairs is another bar and an area that is mainly used as a secluded function space and has its own toilets.
Carpe Diem has On Premises Licence until 1am with the Planning Permit allowing until 3am, with a good capacity of 213. There are eleven years left on the lease made up of 1+5+5 with a reasonable rent of only $1300 a week including GST. There is a detailed fixture and fittings list with no contracts or lease agreements in place.
The venue ideally suits a couple of friends that want to take on quite a large venue in the centre of the Prahan entertainment district. With the three bars and all weather nature of the courtyard there is plenty of scope to do a lot with the venue. Especially with the low overheads compared to other venues in the area. Carpe Diem is well price at $160,000 and presents itself as a great opportunity.
