This is a jungle-clad, tropical-themed cocktail bar. A Blade Runner luau with extra pineapples. It was inspired by the lush foliage and killer views of the Hana Highway, a clifftop switchback on the island of Maui. Neon-pink under-lights blaze from the bar, there’s palm fronds and monstera leafs everywhere, and the wall foliage is so dense that searching for the bathroom door is like stepping into The Secret Garden.

As you arrive at the venue you are looked down upon from the large booth at the front of the venue.  A large vintage airport window opens completely on to the busy street front. Then it is up the steps with the bar straight in front of you all down one side of the venue. Varied seating is throughout which suits both couples and groups.  To the rear of venue tucked in behind the bar is the fully fitted commercial kitchen and cool room with significant storage space.

The venue has a late night on premises liquor licence until 3am with no security restrictions and a capacity of 50. There are two years left on this present lease with rent coming in at $2350 a week including GST.  The landlord is the City of Melbourne and they only give leases out on single terms of five years.  The previous tenant was on site for 21 years renewing the lease every five years. This is a CoM policy and cannot be changed.

There are not many venues out there with a 3am licence especially with no security restrictions.  So this is a great opportunity for an owner operator to take on a well established location with a great reputation and fit out.  The vendor is reducing his portfolio and this sale is walk in walk out . The Vendor is looking for offers of $120,000.  Price Reduction
