Caddie found on Swan Street in Richmond is totally stripped back with good food and drink at its core. The venue has raised the standards in the area with its decor and food offering.  There are some great write ups and reviews on line so if nothing else go and sample what is on offer at Caddie. 


There’s bar seating downstairs.  You’ll sit on a leather-topped stool beneath two suspended strip lights that amount to most of the decor aside from the pretty blue-tiled central bar. But once you ascend to the first level, the room shifts into something a bit more serious – almost austere. The atmosphere in here is minimal: white walls, stained timber floors, polished terrazzo. Lots of moody charcoal and classy textural fireworks make for a cracking date night, or a fancy long lunch with some people you really want to impress.


There are benches set up outside the front of the venue that can look after at lease eight diners. Inside there is the small bar on the left and a short walk in to a relatively large fully equipped commercial kitchen.  Upstairs there is also a contained service area that can be reached by external steps to the kitchen downstairs to minimise disturbance to patrons. 


Caddie has an on premises licence until 11pm with restaurant conditions and a capacity of 50 inside. There are five years left on the lease made up of one term of five years with another term negotiable upon transfer.  Rent including GST comes in at $1425 a week.  There is an extensive list of fixtures and fittings included in the sale and the venue is in excellent condition because the the recent complete refurbishment. 


The venue is ideal for an owner operator taking on their first business that have had experience in the hospitality industry much as same as the present vendor. The vendor has done a considerable amount of work on the venue and had no intention to sell so soon after setting the venue up.  However, personal reasons have forced the sale.
