The exterior of the Prince Patrick may look like it hasn’t been touched since the hotel’s birth in 1887, but don’t be fooled - the cracked paint belies a stylish and pretty slick establishment within. The deliberately distressed exterior ensures this is a well-known Collingwood landmark. In fact, the somewhat faded and distressed exterior actually manages to complement the shiny and very tasty goings-on inside.

Located along Victoria Parade in Collingwood, in the middle of the newly developed apartment precinct it has strong local trade as well as benefitting from its proximity to the MCG and Victoria St. The pub enjoys strong trade before and after all events at the MCG in particular the football being only a 10 minute walk away. Upon arriving through the large double doors there is the large main bar set in a U shape to cater for the thirsty demanding crush of patrons all at the same time. Whilst still remaining true to its pub roots there are various bistro and dining areas that can cater for the solitary diner to some very large groups. The current owners use these various areas for a multitude of functions. To the rear of the venue there is an intimate outdoor courtyard with a water feature, climbing greenery and an open fireplace. A compact but efficient kitchen leads out onto the dining areas. There is the option of footpath trading out the front.  Upstairs there are 5 boarding rooms with independent access which are normally occupied by backpackers and the contributing income makes a nice dent in the venue rent.

The Prince Patrick has a General Licence off premises till 11pm and on premises till 1am with a large capacity of 233. There are six years left on the lease made up of 1+5.  Rent including GST is $2500 a week.  All fixtures and fittings are included in the sale.

The venue suits an owner operator who understands the pub game and can revitalise this venue that has obvious potential. The current owners for lifestyle reasons only operate the venue 4 and half days a week.  There are no books so the vendors are looking for offers in the region of $150,000 (Price Reduction) on a walk in walk out basis for this exclusively listed venue.

This venue is now SOLD.
