The Star Hotel is located on the busy Clarendon Street in South Melbourne so there is a considerable amount of foot traffic both during the day for all the nearby shops and market and also at night for the varied entertainment that is offered in the area.
The venue is in very good condition with a complete fit out included that allows instant trading. Downstairs there is a large bar area that caters for the stage and band area. Behind the well equipped bar is the large kitchen area and the cool room. The glycol beer system with eight lines is based in the cellar and looks after both levels.  
Upstairs there are two bars, one that can be sectioned off to be either a function room or VIP area and then the main bar that services a large dance floor and the internal courtyard. So not only can you control the smokers by having them in the courtyard but also instigate footpath trading on two sides of the venue because of its corner location.
With a late night general license till 5am on the weekend, 3am during the week and capacity of 410 there is considerable capacity in this venue.  There is a long lease with 18 years left and the rent on such a large venue is only $4350 inc GST a week. 
At the moment the venue is only open for pre booked band nights and functions.  There is huge potential to open the venue seven days a week, get the kitchen up and running and have day time trade. All fixture and fittings are included in the sale.
