So Whole Lotta Love is at the top end of Lygon Street in East Brunswick.  It has a great reputation as a small band venue playing to appreciative, intimate crowds. Bands love to play there because the room is easy to fill and the venue is all about growing and nurturing the local scene. They are open five nights a week, Wednesday-Sunday and have live music on every night. There is diverse music including rock, metal, punk, blues and acoustic, so it depends on the night. With a walled beer garden there is also a great place to escape the crowd, have a smoke or a quieter drink. 


There is one central bar ,an open area for the patrons with plenty of seating if required and a small stage off to the side of the bar.  On the opposite side of the venue are the toliets and a small kitchen. It is all quite compact but very effective. The overall condition of the venue is excellent, far better than many of the live music venues that are out there. 


The vendor also owns the tattoo parlour next door which is under the same lease as the venue.  So it will be a sub lease that mirrors that of the tattoo parlour. There are 10 years left on the lease made up of 4x3x3, with rent being an unbelievably low $750 a week.  The venue has an on premises licence till 1am with a capacity of 100. 


The venue suits someone that is in the music industry and an owner operator as it is run under management at the moment.  The potential is huge to either run it as is or put your own spin on things.  To do so you will have to part with $195,000 to take over this exclusively listed venue.
