Everyone knows the “Gaso” , The Gasometer Hotel at the top end of Smith Street. It has and will continue to play a pivotal role in supporting live music in Melbourne (and the occasional stand-up act) seven nights a week. Its band room is one-of-a-kind, with a retractable roof allowing it to host open-air gigs.
There is a small area of footpath trading available but not used at the moment, for those that like to smoke. It seems those patrons prefer to go right to the top of the venue, the open air roof top gallery area surrounded by plants and the music. Inside you have two large rooms which function as the main bar and dining area. Then heading from the bar or from another door on Alexander Parade you enter the huge and unique band room with a capacity of 350. On the ground floor there is the stage and sound technicians booth supporting the heavy hitting sound system with the mosh pit in between them. Then up a wooden flight of stairs there is the mezzanine level surrounding the stage and dance floor below. Above this is the observatory style retractable roof. It is an incredible site to see when open. Above the Public Bar is another smaller band room and bar that is used for functions and smaller gigs. Between the public bar and bandroom there is a small fully equipped commercial kitchen which is not used at the moment. Throughout the venue there are multiple cool rooms, the beer cellar with large cooler room and 12 line glycol beer system, offices and store rooms.
The Gasometer Hotel has a Late Night General Licence until 3am on site and 11pm offsite with a large capacity of 385. Rent for such a large venue comes in at $4050 a week including GST. There are 14 years left on the lease made up of 1+3+5+5. Included is a large asset register but note all the sound and light equipment is leased. There is a large amount of IP including , databases, band and booking information and social media.
The Gasometer Hotel suits an experienced hospitality professional that understands the nuances of live music. The venue has multiple revenues streams , can be kept as a live music venue or given a complete makeover to become a very different venue. After a fun last few years on site the vendor is pivoting back in to his old life before the Gaso. He has decided not to take up the next option on the lease. And so is only asking for $75,000 for a very quick, walk in walk out, hassle free take over of this iconic exclusively listed venue.
This venue is now UNDER OFFER.
