Adela Vanberg is a complicated one so best read the whole write up.  You’ll find the venue on the junction of Park and Clarendon Street in South Melbourne.  It is a large two storey venue with a lot of space.

The set up is very simple.  There is foot path trading on Clarendon Street for 24.  The ground floor is one large room with high bench tables designed for groups and the late night crowd.  There is a very long bar to service them all.  Behind the bar is an office and large cool room with glycol beer system and ten lines.  Upstairs again a large space with its own bar and also an outside balcony.  The toilets and a large fully equipped commercial kitchen with walk in cool and freezer room are also on this level. There is side access through a roller door that gives rear access to the venue and two car parking spaces.

The venue is no longer trading.  But is fully set up to be taken over as all the fixtures and fittings remain on site.  There are only four years left on the lease that are being transferred made up of 2+1+1.  This is because the landlord intends to develop the land.  Any future tenant will have the availability to take on the new ground floor venue once the development is finished if they wish.  All the major fixtures and fittings will be transferred to the landlord at the end of the lease so that they can be used in the new venue.  Details of this will need to be finalised with the landlord.

Adela Vanberg has a late night on premises licence until 3am with a good capacity of 200.  There is a lease in place but the rent can be negotaited. With it taking a considerable time to transfer the liquor licence at the moment there is probably going to be at least two months of access to the venue  from the signing of the contract to the liquor licence transfer being finalised.

The old saying of “making hay whilst the sun shines”  applies to Adela Vanberg.  You have a great venue , licence and location and four years to do the best you can and make the most amount of income that you can.  The venue suits either an owner operator or a hospitality group that can bring in their concept and make the venue work.  The venue is therefore only listed at $40,000 to cover all the running costs and fees whilst the sale is processed.
