Located in Eltham, Skaterz Roller Skate and Blade Rink is one of the premium roller skating rinks in Australia.. The venue website has a very good format and really does show you the scope of the venue and the multitude of daily and weekly events that generate such interest from thousands in the area. There is also a very large social media following and outstanding reviews.
The venue has plenty of off street parking in-front of and around the venue. Heading in to Skaterz there is the reception desk behind which is the small commercial kitchen and the store room with cool room. Once inside patrons have many areas to sit, eat and watch the huge expanse of the 750 sqm skating rink. The front room of the venue has an area filled with arcade games and also the small on site equipment shop. There is the equipment rental room that has row upon row of approx 500 pairs of quad skates and inline blades. And then on past that are the party rooms set aside for functions that can seat up to 100 at a time. Overlooking the rink is a high tech audio visual control room that manages those skating and the excellent sound system and lights. There is even “crowd cam” to film the skaters and then those images are projected on to the walls. To the rear of the venue are a couple of store rooms holding amongst things such as a large mobile stage and the mobile rink cleaner.
Skaterz until last year had an On Premises licence for 400 that was surrendered but can be reapplied for. There are eleven years remaining on the lease made up of 6+5 with rent coming in at $3000 a week. Unusually the sound and lights and all equipment are owned by the venue and all fixtures and fitting are included in the sale. The arcade games are on a profit share with the owners.
Skaterz has gone from strength to strength since the pandemic. Depending on the week, it is open four or five days to the public but also has partnerships with skating clubs and nearly all the schools in the area for rink hire and lessons. There are consistent visitors during the week but on school holidays the venue is open seven days a week and it can only be described as controlled chaos. Income is an incredible $75k plus during a school holiday week. And this is all shown on a full set of financials with a fine set of back up information. Skaterz has an excellent reputation in the area. It is a family run business that is reluctantly being offered for sale due to family commitments. The family are happy to give a complete hand over to either a group or an individual that wants to keep the wheels turning.
